A Subdivision legally creates smaller pieces of land, typically called lots, from a larger parcel. This process is authorized by the state and further regulated by local government at either the county or city level. Occasionally, other governmental organizations get involved, such as the Corps of Engineers. Most of the time, local government regulations are all that need to be met.
